The real estate market, as we all know, has gone downhill. There’s no doubt that as a realtor one knows that in order to sell a home quicker (and at profitable price) a homeowner must make their property appealing to the eye, clean, and have a roomy appearance.

1. Less is more
Having too many things in the house gives a presence of a crowded area. The result: unsold home. Plan to clean out 30-50 percent of the items in your home (this include closets).
2. Landscaping
If it looks neat from the outside, potential buyers believe that very little work needs to be done. Remember to mow the lawn, remove weeds, clear the front lawn as well as the drive way and sidewalk from debris.
3. First impression
Paint your home, especially the front door. The front door is where buyers will walk in through and it’s where they pay the most attention.
4. Always have flyers
Make a flyer with details, special characteristics, and data about the property. Limit it to one-to-two pages and have copies readily available for anyone interested who swings by the house. Also, place directional signs with the address and phone number of the home around the neighborhood just in case you miss a few potential buyers who might never drive by the house.
5. Be prepared
One should have the support of a mortgage professional before listing the home to be prepared when potential buyers begin to call.
6. Let them know you have time
Market yourself as “flexible”. The increase of calls from buyers just by using this simple word is amazing.
7. Negotiate!
Buyers are expecting you to negotiate, and you might end up making a better profit.
